Building Permit

Building permits protect the interests and safety of individuals and the community.

The Building Department will assist you with the requirements to obtain a Building Permit and we encourage you to call and make an appointment to discuss your project so that there are no delays in processing and issuing a building permit.

The Building Department will review your project and property and provide a list of required forms, documents and approvals specific to your application. Keep in mind once an application is submitted, further documentation or submissions may be required if identified through the plans review process.

A building permit cannot be issued if the proposed structure is not in conformance with the Ontario Building Code or any other applicable law or regulation.

No person shall construct or demolish a building or structure without first obtaining a permit from the Township and there may be fines associated with building without a permit.

Once a building permit has been issued, it shall be displayed in a prominent and visible location at all times during construction.

Items Requiring a Building Permit

  • Any new structure exceeding 15 m² (161 ft²)

  • Any addition to an existing structure, regardless of size

  • Foundation repairs, including damp-proofing

  • Interior alterations to commercial buildings

  • Interior renovations to residential buildings where:

    • a bedroom is added

    • a bathroom is added, or

    • a new dwelling unit or apartment is created

  • Installation of a woodstove or fireplace

  • Structural changes, including enlarging window or door openings

  • A change of use that increases hazard or occupancy classification

  • Decks more than 600 mm (24 inches) above finished grade

  • Replacement decks

  • New porches, porch roofs, or enclosing an existing porch

  • New plumbing installations or changes to existing drains or venting

  • Temporary tents larger than 60 m² (646 ft²)

  • Roof-mounted photovoltaic (solar) systems

  • Any load-bearing slab for a house (engineered slab design required)

  • Any garage or accessory structure greater than 55 m² (engineered slab design required)

  • Connecting a building to the Municipal Sanitary Sewer

Accessory Buildings (Storage Sheds Only)

A building permit is not required for a storage shed only if all of the following conditions are met:

  • Not more than 15 m² (161.5 ft²)

  • One storey in height

  • Not attached to any other building or structure

  • Used only for storage, accessory to a principal building

  • No plumbing

If any one of these conditions is not met, a building permit is required.


Other Items That Do Not Require a Permit

  • Fences (must comply with the Fence By-law; see the Fence Brochure for details)

  • Replacement of plumbing fixtures (toilet, sink, bathtub, shower) in the same location

  • Decks less than 600 mm (24 inches) above finished grade and not attached to a building. 
    Note: Decks must still comply with zoning requirements - please contact the Building Department for assistance

  • Replacement of windows or doors, provided the rough opening size does not change

  • Replacement of roofing materials (shingles, steel, etc.), provided there is no change to the roof structure or assembly

Building permit fees are calculated by the Building Department based on the estimated construction value. Once the Building Department has received a completed application the plans will be reviewed and a fee will be calculated.
